Delayed projects are those where the trust score signals potential delivery issues — either the proposed completion date has passed without an Occupancy Certificate, or the project has requested multiple extensions. Under RERA Section 18, buyers of delayed projects can claim interest on their investment or withdraw entirely with a full refund plus interest. Before investing in a project flagged as delayed, check: Has the builder applied for an extension? How many times? What is the builder's completion rate on other projects? A builder with 80%+ on-time delivery on other projects may have a legitimate reason for one delay; a builder with multiple delayed projects is a systemic risk.
