Telangana's real estate market is centred on Hyderabad and its rapidly expanding peripheral districts. The Telangana Real Estate Regulatory Authority (TGRERA) oversees the market under the Real Estate (Regulation and Development) Act. This guide covers what a Telangana homebuyer should know in 2026, informed by 7,074 RERA-registered projects in our Telangana database.

What TGRERA Does

TGRERA requires every residential project in Telangana with more than eight units or 500 square metres of land to register before being marketed. Developers must file project plans, completion timelines, escrow account details, and quarterly progress reports. TGRERA also handles homebuyer complaints and has the authority to penalise or deregister non-compliant projects.

Telangana's RERA rollout has been phased, with Hyderabad and its adjacent districts seeing the highest registration volumes. Some older projects grandfathered in at launch still lack the compliance depth of newer registrations.

Key Districts in Telangana

Hyderabad

Hyderabad hosts a significant share of Telangana's RERA-registered projects. Core corridors include Gachibowli, Kokapet, Financial District, Tellapur, and Narsingi. The market skews toward premium developments with strong delivery track records, but the recent surge in new launches has widened the compliance range. See Hyderabad district analysis.

Ranga Reddy

Ranga Reddy covers Kondapur, Kukatpally, Nanakramguda, and much of the IT corridor fringe. This is the highest-volume district for new RERA registrations. Many projects here are mid-segment and the quality range is wide. Ranga Reddy projects deserve the most careful due diligence.

Medchal-Malkajgiri

Covering areas like Miyapur, Bachupally, Kompally, and Shamirpet, Medchal-Malkajgiri is a fast-growing affordable-housing market. Pricing is attractive but builder quality is highly variable -- always check the individual trust score.

Sangareddy

Sangareddy includes Patancheru and parts of western Hyderabad's industrial belt. Activity is growing with the ORR and Regional Ring Road development. Compliance reporting tends to lag here compared to central Hyderabad.

How to Verify a Telangana Project

  • Confirm the TGRERA registration number is active (not lapsed or revoked)
  • Check whether quarterly progress reports are filed on time
  • Verify the escrow account and bank branch belong to the project location
  • Cross-reference the promoter's other projects on our builder directory

Red Flags Specific to Telangana

1. Projects registered in peripheral districts without approvals from HMDA (Hyderabad Metropolitan Development Authority) or the relevant local body 2. Builders with multiple lapsed projects across Ranga Reddy and Medchal 3. Project filings referencing "agricultural" land-use without a conversion (NA) order on file 4. Pricing significantly below area averages, often a signal of weaker approvals or land-title issues
