How to Check If Your Builder Is RERA Registered

Step-by-step guide to verify your builder's RERA registration status online. Check registration details, project history, and trust scores for any developer.

Before you invest a single rupee in a property, verifying that the builder and the specific project are RERA registered is the most fundamental due diligence step. Under the Real Estate (Regulation and Development) Act, 2016, every residential project with more than eight units or land exceeding 500 square metres must be registered with the state RERA authority before being marketed or sold.

Yet many homebuyers skip this step, either because they assume all projects are registered or because navigating state RERA portals feels intimidating. This guide walks you through every method of verification, from official portals to faster alternatives like RERAScore search.

Why Checking RERA Registration Matters

An unregistered project offers you zero legal protection under RERA. If the builder delays possession, deviates from the approved plan, or diverts your funds, you cannot file a RERA complaint. You would have to rely on slow and expensive civil courts instead.

In Maharashtra alone, MahaRERA has taken action against hundreds of projects found to be advertising or selling without registration. Nationally, thousands of projects operate in grey areas where marketing begins before RERA registration is secured.

Key numbers from our dataset:

  • 62,462 projects are RERA registered across Maharashtra, Karnataka, and Uttar Pradesh in our database
  • The average trust score across all these registered projects is just 59.7 out of 100, meaning registration alone is no guarantee of quality
  • Over 5,000 projects have been suspended by MahaRERA for non-compliance since the act came into effect

Method 1: Check on the Official State RERA Portal

Each state has its own RERA portal. Here are the main ones:

Maharashtra (MahaRERA)

  • Visit maharera.maharashtra.gov.in
  • Click on "Search Project" or "Registered Projects"
  • Search by project name, RERA registration number, or promoter name
  • The portal will show registration details, completion dates, and filed documents

Karnataka (K-RERA)

  • Visit rera.karnataka.gov.in
  • Use the "Registered Projects" section
  • Search by project name, registration number, or district

Uttar Pradesh (UP-RERA)

  • Visit up-rera.in
  • Navigate to "Registered Projects"
  • Search by project name or registration number

Limitations of State Portals

State RERA portals provide raw registration data but have significant usability issues:

  • Many require solving CAPTCHAs for every search
  • Search results can be slow and poorly formatted
  • There is no cross-state search capability
  • No trust scores, complaint analysis, or builder portfolio views
  • Data is presented as raw text, not in a format that helps decision-making

Method 2: Use RERAScore for Instant Verification and Trust Analysis

RERAScore search provides a faster, more comprehensive alternative:

Step 1: Search by Name or RERA Number

Enter the project name, builder name, or RERA registration number in our search bar. We cover 62,462 projects across 3 states with instant results.

Step 2: Review the Trust Score

Every registered project in our database has a trust score from 0-100. This immediately tells you more than just "registered or not" -- it tells you how well the project is performing across six key dimensions. Learn more about what each score means on our methodology page.

Step 3: Check the Builder Portfolio

Click through to the builder profile to see all their projects in one place. This is something state RERA portals do not provide. A builder may have 20 projects, and seeing their average performance across all of them is critical context. Browse builders by state on our Maharashtra builders or Karnataka builders pages.

Step 4: Compare with Alternatives

Use our comparison tool to evaluate your target project against similar projects in the same district. This helps you understand whether the trust score is above or below average for the area.

What to Look for in the Registration Details

Once you have confirmed RERA registration, dig deeper into these specific fields:

Registration Validity

RERA registrations have an expiry date. If the project registration has expired or is about to expire, the developer must renew it or face penalties. An expired registration is a red flag.

Approved Completion Date

This is the date the developer has committed to delivering possession. Compare this with the original date to see if extensions have been filed. Multiple extensions indicate risk.

Promoter Details

Verify that the promoter name matches the entity you are dealing with. Some developers use multiple group companies, and the promoter entity registered with RERA may differ from the marketing brand.

Land Title Status

RERA filings should include land title documentation. Check whether the title has been verified and whether any encumbrances exist.

Approvals and Permissions

Look for building plan approvals, commencement certificates, and NOCs from relevant authorities. Missing approvals in the RERA filing are a concern.

What If the Project Is Not RERA Registered?

If you cannot find the project in any state RERA portal or in the RERAScore database, there are three possibilities:

The Project Is Genuinely Unregistered

This is the most concerning scenario. An unregistered project that is being marketed or sold is violating RERA law. You should:

  • Do not invest until registration is confirmed
  • Report the project to your state RERA authority
  • Consider this a major red flag about the developer's intentions

The Project Is Exempt from RERA

Certain projects are exempt: those with fewer than 8 units, those on land less than 500 square metres, and projects where all necessary approvals were received before RERA came into effect. However, developers sometimes falsely claim exemption. Verify the specific exemption criteria with a real estate lawyer.

The Registration Is Under a Different Name

Developers sometimes register projects under different names than what is used in marketing. Try searching by the developer's company name rather than the project's marketing name. Also try the RERA registration number if the developer has provided one in their marketing materials.

Common Tricks to Watch Out For

Fake RERA Numbers

Some unscrupulous developers display fabricated RERA numbers in their marketing. Always verify the number on the official RERA portal or through RERAScore search. If the number does not return any results, it may be fake.

Phase-Level Registration

A large township may be registered in phases. Verify that the specific phase and building you are buying is covered by the registration, not just the overall project.

Expired Registrations Marketed as Active

A project whose registration has expired may still be marketed. Check the registration validity dates carefully.

Why RERA Registration Is Not Enough

Many homebuyers assume that RERA registration equals safety. This is a dangerous misconception. Across our database of 62,462 registered projects, the average trust score is only 59.7 out of 100. This means the typical registered project has significant room for improvement in terms of compliance, delivery, and transparency.

Registration is a legal minimum, not a quality certification. It means the developer has submitted an application and paid a fee. It does not mean the land title is dispute-free, the financial arrangements are sound, or the project will be delivered on time. This is precisely why trust scores exist: to evaluate the quality of a registered project beyond the bare fact of registration.

Understanding RERA Registration Numbers

RERA registration numbers follow state-specific formats that can tell you useful information:

Maharashtra Format

MahaRERA registration numbers start with "P" followed by a long numeric string (e.g., P52100012345). The number encodes the year of registration and a sequential identifier. Projects registered earlier have lower numbers, while recently registered projects have higher numbers.

Karnataka Format

K-RERA uses a different format with state and district codes embedded. Understanding the format helps you verify that the registration corresponds to the correct location.

Cross-Referencing Registration Numbers

Always cross-reference the RERA number provided in marketing materials with what appears on the official portal. A mismatch between the RERA number in an advertisement and the one on the portal is a serious red flag. Some developers have been caught using registration numbers from completed projects to market new, unregistered ones.

Builder RERA Verification Checklist

Use this checklist before making any payment:

  • RERA registration number confirmed on the official portal
  • Registration is active (not expired or revoked)
  • Completion date is realistic given current construction progress
  • Trust score reviewed on RERAScore
  • Builder portfolio checked for performance across all their projects
  • Complaint history reviewed for the builder and specific project
  • Documents and approvals verified in the RERA filing
  • Land title is clear per RERA records
  • Registration number matches what is advertised in marketing materials
  • Specific phase or building is covered by the registration

Frequently Asked Questions

Q: Is RERA registration mandatory for all real estate projects in India? A: RERA registration is mandatory for residential projects with more than 8 units or land area exceeding 500 square metres. Commercial projects and plotted developments have different rules that vary by state.

Q: Can I trust a builder just because they are RERA registered? A: No. Registration is a legal minimum requirement, not a quality guarantee.
